• The Homeowners Association provides for the care and upkeep of all landscaping in the front and side yards and common areas including a master irrigation system for the entire community. Mowing, trimming, plant replacement (common areas only) and fertilizing is included as well. The roads are private and gated with decorative street lighting throughout, 
  • 24 hour a day roaming security is provided by the Martin Downs Property Owners Association to which we belong. Owner/Members receive basic digital cable from Comcast Cable as part of the provided services. 
  • The Board of Directors adopts a budget each November meeting to pay for these services. The 2018 assessment is $215 a month.
  • Security cameras show the swimming pool, tennis court, the Palm Pointe and Palm Isles gates. All are recorded 24 hours a day to capture security issues such as gate damage or pool damage.


The Palm Pointe/Palm Isles common areas are irrigated with water from the lakes. This is surface water, collected from runoff from rainfall. Each lake has a "pump station," which consist of a pump, motor and a recharge well to put water into the lake during periods of drought.



The pool is open year-round (but not heated). During the long, hot summer days, it is open until 10 p.m. In winter, it closes at dusk. The main pool measures 20 feet by 40 feet and is 3 to 6 feet deep. The kiddy pool is about 8 feet around and 16 inches deep. 

The cabana has a men's and a ladies' restroom.  



Two lighted tennis courts are available for regular use by residents.
